foreclosure investing



JPMorgan Chase (JPM) kicks off earnings season for the financial sector ahead of Thursday's opening bell, and investors will be keen to see whether a pick-up in mergers and acquisitions has offset an industry-wide drop-off in trading activity.

The nation's second-biggest bank by assets behind fellow Dow component Bank of America (BAC) has received praise for the way it has navigated the credit crisis, but new financial regulations and months of low volatility and low volume are likely to mean a decline in trading revenue -- an area that has previous helped compensate for rising loses on bad loans.

At the same time, brisk business in capital markets and an increase mergers and acquisitions should help J.P. Morgan's investment banking revenue. Its mortgage business will also be in the spotlight, as investors and analysts look for any impact from the foreclosure crisis.



(CNN) – Just ten days before Election Day, Sen. Harry Reid said he's confident Nevada voters will choose him over his opponent, Republican Sharron Angle.


"We're going to win and I think that's pretty clear," Reid told CNN Senior White House Correspondent Ed Henry, who caught up with the Senate majority leader at the Nevada Democratic Party headquarters in Las Vegas on Saturday.


The senior Senate Democrat was in Las Vegas to meet with campaign volunteers who are making phone calls and canvassing for Reid in his bitter fight to hold on to his top spot in the Senate.



Reid also dismissed recent polls that show the contentious race is in a dead heat, telling CNN, "We feel confident. …I'm not gonna be bothered by the inaccurate polls that you folks pass around all the time."


Two senior Democratic sources told CNN that Reid's internal polls show he has a six-point lead over Angle, contrary to public polls showing it to be neck-and-neck.


The Democratic sources insisted that lead has held for several days, but senior Republican sources shot back that they don't believe the internal Reid numbers.


"No way," said a top Republican source. "It's literally a dead heat."


But even with a six-point lead, Reid is facing one of the most challenging reelection campaigns of his long career. A dire economic situation and the anti-Washington sentiment sweeping the nation have given Angle, a former state assemblywoman, a leg up in her bid to unseat the Senate Majority leader.


And as can be expected in one of the most hotly contested races in the country, the candidates have been engaging in an increasingly bitter war of words – and ads – as the election nears.


Reid has repeatedly called Angle "extreme and dangerous" - a charge he repeated on Saturday. A major union group also launched a television ad for Reid this week calling Angle's conservative views "bad for women," saying she is "too dangerous to have real power over real people."


The Angle campaign, meanwhile, released four ads this week alone hammering Reid's personal wealth, charging that he is out of touch with Nevadans because he lives in a Washington D.C. Ritz-Carlton condo while his state has the highest foreclosure rate in the country.


Angle has also repeatedly told the senior Senator that he needs to "man up," and take responsibility for issues such as the economy and social security.


During a debate last week, Reid called Angle's attack on his personal finances a "low-blow," retorting, "I was a very successful lawyer. I did a very good job of investing."


He also denounced her "man up" mantra.


"Whether it was in the street, in a ring, or in the senate. My manhood has never been in question," Reid, a former boxer, told CNN.

This can be either rehabbing houses and reselling for a profit or purchasing foreclosure property at a low cost and reselling at a higher cost. Either of these two choices can provide you with consistent income. If done correctly. This article will focus on foreclosure investment.

Investing in foreclosures has become an increasingly popular investment opportunity. In a foreclosure the bank has taken ownership of the property. The reason for this is because the current owners have not been able to meet the monthly financial obligations. The reason this is attractive is because the property can usually be purchased at a steep discount.

Let's look at the case where a house was originally purchased for $100,000 and $20,000 had been paid down off of the principle. In this situation the bank will be concerned with recouping their losses, which in this case would be around $80,000. Of course, current market value of the house will be taken into consideration. But even then, the most important constraint for the bank is to recoup their losses, which in this case $80,000.

As shown above investing in foreclosure property can be very profitable. In a lot of cases foreclosed properties are not in very good condition. This is because the previous owners were not likely to be concerned about maintaining the property when they found out they were going to be losing it. Keep in mind the bank isn't going to put any money back into the house. Most banks are not in the business of selling and renting out foreclosed properties they make their money by charging interest and loaning money. They would prefer to have the property sold and off the books.

Before you invest in foreclosure property make sure that there is a margin of profit involved in the transaction. It doesn't make sense to spend more on fixing and improving the property then what you can get for it once it is sold. Stay away from properties that require rebuilding or any major structural work. These can be tackled later when you gain more experience.

Real estate has always been a good market for investment purposes. A substantial amount of profit can be made by my purchasing homes at a low price and reselling them at a higher price. Foreclosures present a great opportunity for making money because they are usually below market value for a number of reasons. By doing some basic due diligence,using common sense and using the information presented in this article you can be well on your way to making more money by foreclosure investing.
